Problem: Parking Lot or Driveway looking bad?
Unsealed asphalt surfaces break down and deteriorate.
The sun's ultraviolet rays bake the essential strength and flexibility properties out of asphalt causing brittleness and formation of hairline cracks (see photo below) which make the surface vulnerable to water invasion. Water penetration enlarges cracks (see photo below) and freeze/thaw cycles add to the breakdown.
Further deterioration occurs from gas and oil leaks which soften the asphalt. As asphalt ages and loses its chemical agents you see these color changes:
Brown - Typically cracks and potholes are beginning to form.
Gray - Cracks, potholes, base erosion, and loose rock are common.
White - Total asphalt and base breakdown! Your expensive investment is gone! Asphalt overlay averages $1.50/sq. ft.
